There is a great deal of resale buying and selling in Orihuela Costa. A good share of the owners come from central and northern Europe, and many buy a house that has already had two or three owners, has been let and has been through agencies. When you are handed the keys, you are not handed every key that exists.
The keys to a second home
In a home that stands empty for part of the year, keys get handed out almost without anyone noticing: the neighbour who keeps an eye on it, the person who cleans, the gardener, the agency that let it, the relative who came in summer. If you have just bought in Punta Prima, La Zenia or Villamartín, the sensible thing is to change the cylinder at the very least. If the lock is years old, has play in it or struggles to throw the bolts, it is worth replacing it entirely.
The same goes between one tenant and the next if you let your property. When the tenant leaves and gives you back the keys, take the chance to check the locking before the next arrival.
Aluminium and PVC terrace doors
Many apartments and bungalows in Orihuela Costa have an aluminium or PVC terrace door, often opening straight onto the garden or the communal area. Their locks are not like those on a wooden door: they come in other formats and other sizes. With use and with the sea air, the catch stops engaging or the handle goes loose. We explain this in locks for aluminium and PVC.
Salt air on the seafront
In Cabo Roig, Playa Flamenca or Dehesa de Campoamor, homes close to the sea have their outside locks exposed to salt all year round. A flat shut for several months feels it more, because nobody moves the lock and the salt stays inside. When you come back, the key turns with effort or the bolt only comes halfway out. If the lock case is rusted inside, the answer is replacement.
