San Miguel de Salinas is an inland town in the Vega Baja, about twelve kilometres from Torrevieja, which it borders to the north-east. Almost all of its municipal area is surrounded by that of Orihuela, and to the north it touches Los Montesinos. It is the highest town in the district, at about 75 metres above sea level, and its centre already lies outside the beach atmosphere.
A small town with many urbanisations
The INE gives it just over 7,000 inhabitants, and in 2022 more than half were foreign nationals. That population is spread between the town and a long list of urbanisations: Blue Lagoon, Las Filipinas, Aldea del Monte, Balcón de la Costa Blanca, Lomas del Golf, Eagles Nest, El Galán, Blue Hill, Mirador del Mediterráneo and others.
Many residents of those urbanisations are foreign residents who spend the whole year or long periods here. You can write to us on WhatsApp in your own language and we will reply in it.
What kind of houses there are
In the town of San Miguel, traditional village houses and flats predominate, with long-established neighbourhoods and small-town life. On the urbanisations there are mainly villas with a plot, townhouses and bungalows, many on complexes with a communal pool and an entrance gate.
Inland urbanisations have their own particular features:
- The plots are further apart and there are streets with little passing traffic, especially during the week.
- Many houses have several doors: railings, main entrance, terrace and garage.
- When the owner goes away for a few weeks, the house is left with nobody around to keep an eye on it.
What we are asked for most in San Miguel de Salinas
New lock cylinders when buying and selling
The urbanisations of San Miguel see a lot of buying and selling of resale homes. The keys you are handed at the notary are not all the ones in existence. We advise you to change the lock cylinder in San Miguel de Salinas as soon as you move in, and to take the opportunity to check the rest of the doors.
Single-storey shutters
Many villas and bungalows on these urbanisations are single-storey, with every shutter within easy reach. For houses that are left on their own, this is where shutter reinforcement in San Miguel makes most sense. We reinforce shutters so they cannot be lifted or bent, with a steel T-profile under the bottom slat and bolts at each end that lock into the wall. Send us a photo on WhatsApp and we will tell you whether yours can be reinforced.
Door opening
The key left inside, the door that shut behind you when you stepped out into the garden, the lock that will not respond after several weeks without being opened. We open without causing damage when the lock allows it. More details under door opening in San Miguel.
Making an empty house more secure
If you spend part of the year away, we can suggest what to improve in your case: a security lock cylinder, a protective escutcheon, an extra deadbolt on the back door or reinforced shutters. We explain it under protection against squatters, designed precisely for homes that are left shut up.
Dust and heat
Here it is not so much the salt air as the dust from the countryside and the strong sun. Outside doors that get direct sunlight expand, rub and become hard to close, and exposed lock cylinders collect dirt. A check every now and then prevents most jams.
How we work
A fixed quote before we start, ideally with a photo on WhatsApp. If the job turns out to be different when we arrive, we let you know and do not carry on without your agreement. Payment by card, Bizum or cash. And before opening a door, we check that the person asking has the right to enter that house.
