Locksmith for property managers

If you manage buildings in Torrevieja or the Vega Baja, you know that the call about the entrance door that will not close always comes at the worst moment: on a Saturday night, in the middle of August or with half the residents away. What you need is a locksmith who answers, gives a clear quote and leaves the work properly documented for the residents’ association.

What residents ask you for

Locksmith issues in buildings tend to be very similar:

• The main entrance or the pedestrian garage door will not close or open properly.
• The lock on the meter room, the bin store or the pool has broken.
• A door to a communal area or a storeroom has been forced and the insurer wants a record of it.
• A flat in the building is empty and the residents are afraid squatters will move in.
• There are too many keys to communal areas in circulation and nobody knows who has which.

Services that usually fit

For everyday faults, lock repair and changing the cylinder on the affected door resolve most call-outs. If the lock is badly worn, we replace it with one that fits the existing cut-out in the door, so the joinery does not have to be touched.

When the keys need putting in order, master keying lets each resident open their own property and the communal areas with a single key, while you or the caretaker hold a master key.

If a door has been forced, we prepare a forced lock report setting out what we saw, photos of the state we found it in and what we replaced. It helps with the insurance claim and with explaining it at the general meeting.

And if there is a property in the building whose owner has recovered possession through the courts, we come out for the lock change after the eviction so it is left locked with new keys.

How we work with property managers

• A fixed quote before we start, in writing, so you can present it to the president or the general meeting.
• If the job changes once we are on site, we tell you and do not carry on without your agreement.
• An invoice in the name of each residents’ association, with its details, even if you place the call from your office. If any invoice needs to go in the name of another holder, just tell us.
• Payment by card, Bizum or cash, depending on how each association is organised.
• Service 24 hours a day, every day, bank holidays included.

For call-outs, WhatsApp is the easiest option. Send us the address of the building, a photo of the door or the lock and the contact person in the building. With that we give you a quote and arrange the visit with the caretaker or the resident who will let us in.

What we do not do

So there are no surprises: we do not install access control, video entry systems or electric door releases, and we do not install or repair garage doors. We do open garages and storerooms when the key is missing, and we duplicate garage remotes when the remote can be copied.
