Communities of owners and property managers

This group brings together the questions we are asked by community presidents, property managers (administradores de fincas) and caretakers. In Torrevieja and the Vega Baja there are many urbanisations with a main entrance, a pool, a meter room and a communal garage, and every door has its own key and its own problems.

Here you will see how a community master key works, how to keep track of who has a copy of the entrance key, what to do about keys held by former residents or staff and whether a decision of the owners’ meeting is needed for certain changes.

If you manage several buildings, you will be interested in lock maintenance: regular checks so the entrance does not fail in the middle of the season. We take urgent call-outs 24 hours a day and invoice in the name of the community.

Do you work for communities of owners?

Yes. We look after entrances, communal area doors, pools, garages and plant rooms, with a fixed quote and the invoice made out to the community. Read the full answer

What is a community master key?

It is a key that opens all the communal doors of the building, while each resident’s own key opens only the ones they are entitled to. It is done by master keying the cylinders. Read the full answer

How do you control who has a copy of the entrance key?

With a protected key cylinder: copies can only be made by showing the ownership card, which the community keeps, and a record is kept of the keys handed out. Read the full answer

What do I do if the entrance door does not close properly?

It is usually a badly adjusted door closer, a sagging hinge or the latch not engaging the strike plate. It can almost always be adjusted without changing the door. Read the full answer

Do you offer a maintenance contract for communities?

Yes. Regular checks of the entrance, communal areas and shutters are agreed, with a record card for each door and its keys. The frequency and what is covered are agreed with the community. Read the full answer

Do you change locks on meter rooms, pools and communal areas?

Yes. We change locks and cylinders in every communal area and, if the community wants, we combine them so that one master key opens them all. Read the full answer

Do you take urgent call-outs from property managers?

Yes, 24 hours a day, every day. We attend the call-out, check with you before doing anything that has not been agreed and invoice the community. Read the full answer

What should be done about keys held by former residents or staff?

The safe option is to make them useless: rekey the cylinder, change it or, in a master key system, cancel that key. Having it handed back does not guarantee there are no copies. Read the full answer

Do you copy remote controls for the communal garage?

Yes. With a photo of the front and back of the remote we can tell you whether it copies directly or needs a step at the receiver. We do not repair motors or garage doors. Read the full answer

Is an owners’ meeting decision needed to change the entrance lock?

The entrance is a common element, so the community normally decides through its usual channels. An urgent repair is usually ordered by the president or the property manager. Read the full answer
